Vacation Rental Agreement

Coffey Enterprises LLC

This Vacation Rental Agreement outlines the general terms and conditions for short-term accommodations offered by Coffey Enterprises LLC.

Please review these terms before submitting a reservation request.

1. Reservation Requests

Submitting a reservation request does not guarantee availability or establish a confirmed booking.

All reservations are subject to approval by Coffey Enterprises LLC.

A reservation is confirmed only after the guest has received and accepted the final reservation details, completed any required agreement, and submitted the required payment.

2. Guest Eligibility and Occupancy

The primary guest must be at least 25 years old and must personally occupy the property throughout the reservation.

All overnight occupants must be accurately disclosed.

Each property has a maximum occupancy limit that must not be exceeded.

Additional guest fees may apply and will be disclosed before reservation confirmation.

Reservations may not be transferred or sublet without written approval.

3. Rates, Fees, and Payments

Nightly rates and applicable fees vary depending on the property, reservation dates, occupancy, and other booking details.

A final quote will be provided before the reservation is confirmed.

Additional charges may include cleaning fees, pet fees, additional guest fees, taxes, or other disclosed expenses.

Payment amounts, methods, and deadlines will be provided with the reservation offer.

4. Cancellations and Refunds

The applicable cancellation and refund policy will be provided before reservation confirmation.

Guests will have the opportunity to review and accept these terms before making a payment.

Reservation changes are subject to availability and approval. Changes may affect the total reservation price.

5. Check-In and Check-Out

Check-in and checkout times are established for each property.

Early arrivals and late departures require advance approval and may involve additional charges.

Unauthorized late departures may result in reasonable additional charges for occupancy or documented expenses.

6. Property Use

Rental properties are intended for temporary lodging purposes.

Guests may not sublet the property, host unauthorized events, exceed occupancy limits, or use the property for unlawful activities.

The primary guest is responsible for the conduct of occupants and visitors.

7. Property Damage and Additional Charges

Guests are responsible for damage caused by themselves, their occupants, visitors, or animals under their responsibility, excluding ordinary wear and tear.

Guests are expected to promptly report damage or maintenance concerns.

Reasonable, documented charges may apply for property damage, missing items, or cleaning beyond normal turnover requirements, subject to applicable law.

8. Guest Safety and Personal Property

Guests are expected to use the property and its amenities responsibly.

Coffey Enterprises LLC is not responsible for loss of or damage to personal belongings except where responsibility is imposed by applicable law.

Nothing in these terms limits legal rights or remedies that cannot lawfully be waived.

9. Maintenance and Property Access

Guests should promptly report maintenance issues, unsafe conditions, or equipment malfunctions.

Coffey Enterprises LLC or its authorized representatives may access the property for emergencies, necessary repairs, or other lawful purposes.

Reasonable advance notice will be provided for nonemergency access as required by applicable law.

10. House Rules

Each guest is expected to follow the House Rules provided for the reserved property.

The House Rules are maintained as a separate document and may include additional property-specific requirements.

The applicable House Rules will be provided before reservation confirmation.

11. Reservation Violations

Material violations of the confirmed rental agreement or applicable House Rules may result in termination of the stay, subject to applicable law.

Guests may be responsible for documented damages or additional expenses resulting from violations.

12. Governing Law

For properties located in Iowa, the rental agreement shall be governed by applicable Iowa law.

13. Guest Acknowledgment

By acknowledging this document on the reservation request form, the guest confirms that they have reviewed and understand these general rental terms.

Submitting a reservation request does not create a confirmed reservation or an obligation to pay.

Final reservation details, including availability, pricing, applicable fees, and cancellation terms, will be provided before payment is requested and the reservation is confirmed.
